Every asset has its own strategic plan and within that plan lies the knowledge of where the asset sits amongst its peers. Understanding that position and the underlying market segment in which it serves is paramount to creating and maintaining a healthy income stream. There are times when assets just need a little care and feeding to preserve its market share. There are other times when assets have become overwhelmed within the market and they need to be repurposed.


Strategic Planning

"If you don't write it down, you don't own it." Every asset needs a strategic plan. When constructed thoughtfully and then routinely addressed, that plan will guide your decisions and layout the projected cash flows over any reasonable hold period for the asset. Real estate does not become distressed over night, save some disasterous event. Being in tune with the market enables us to see the changing competitive landscape and act accordingly. There is always going to be a "newer and shinier penny" nearby, but each asset has its strengths and its weaknesses. As owners, we leverage those strengths while mitigating the weaknesses.

Once again, it starts with the market and understanding the needs of the market. We develop our strategic plan by evaluating our strengths, weaknesses, opportunities, and threats. As stated above, the plan has to be written down in a succinct and simple form. Then the fun begins...we execute.
