Pulling Together the Right Team
Never more so than in the realm of real estate development is one required to pull together and lead a team whose individual incentives aren't necessarily aligned with the projected vision. The market, as represented by tenants, desires to occupy high quality space quickly and as inexpensively as possible. It takes considerable time to study, design, engineer, and document such an undertaking and every consultant along the way needs more of it. The government in its charge to preserve the general health, safety, and welfare of the public, typically does not have the resources to react within the time frames demanded of it by the market. Constructors will hedge for more time and money as they try to deliver on-time and on-budget. Financiers will push for less risk and costs which translates into more time as well as more pursuit dollars being expended.
It is left to the real estate developer to balance the needs of all of the stakeholders and to prioritize those needs at the appropriate time. We are tasked with removing obstacles wherever they may exist to keep each constituent moving forward. We pull on the ropes when possible and push on them when not.
